How To Find Great Foreclosure Homes In Las Vegas

Greetings all! Lately I have been finding stunning, drop dead gorgeous homes for my clients and people in my office have asked how I have been doing it so I thought I would share it with my fellow agents on active rain.

1. Start your Search for homes in the desired area & price range on the MLS

2.Look for 1-3 year old properties in newer areas that have taken a beating with many foreclosures/reo properties available for sale.

3.Personally I  do not prefer to work with short sales as they take 3-6 months to close and many buyers lose faith and move on to quicker 30 day closes, so I skip the short sales in the search.

4.Once I have identified the best priced available properties, I call the listing agents  for availability and to make sure there are no current offers on the home.

*note: It is mandatory that all of my clients have a loan pre-approval BEFORE we start our search

Then we are out looking for homes!

Get Pre-qualified For A Loan Before Looking For Homes

My intention as an agent is to assist and protect my customers at all costs; with that being said...It still amazes me that when you explain to future home buyers the importance of getting pre-approved for a loan and that it assists & steamlines the homebuying process that many people balk at giving you their personal information. Guess it is out of fear of identity theft that they refuse to cooperate.

Maybe it is because of the recent events in the media in regards to the stockmarket/real estate, I'm seeing a lot more mistrust from the general public then before the housing crisis and wonder sometimes if consumer confidence will ever come back.

Once we both meet, you will find that my style and attitude of assisting homebuyers will put you and your family at ease. I'm very easy going and non-threatening and will listen to your housing needs.

Remember, first and foremost my job as a real estate agent in Las Vegas is to simplify the process for you and protect your interest. I have a fiduciary obligation to assist not only you, but all of my clients.

Here is a good way to compare the home buying process; I relate it to dining out....you go to the restaraunt, look at the menu, discuss with the waiter what you are looking to eat, and then you proceed with ordering...etc....

In real estate, you choose an agent that will help you get pre-approved for a home loan so the buyer can know exactly what their purchasing power is, and it will let them get an ideal of what the monthly payment will be. Getting pre-approved for a loan takes 5-10 minutes, and once you have the pre- qualification letter, it shows the seller that you are serious about purchasing their property and can put in bids below the asking price in many cases.

However for me there is nothing worse then wasting time looking at homes that are not affordable for the buyer because their agent has not done their job by assisting in the loan preparation process. Years ago,when I was just starting out in the business, I would take anyone out to look at homes. I did'nt know any better so it did'nt take long  for me to learn that I was not doing the client or myself any favors by skipping the loan approval process.Being a trusting person,  I used to take people's word that they did'nt have any late payments, liens, missed child support, bad credit... etc. I wasted my client's time and my own as well. That was then, this is NOW!

Once pre-approved for a loan, the next step is to sit down with your agent with all parties that are decision makers and view homes online that fit your criteria on the multiple listing service before going out to look at homes.  This way, you can narrow your search down before driving all over town and you can select homes from any location or area in Las Vegas. (In many cases, the other spouse is not available to look together and so by the time a home  has been identified and you both look at it, it is already sold. this is common in a hot foreclosure/REO  market like Las Vegas. So do yourself a favor and make sure all parties buying the home are together when home shopping.)  

It is important that your agent pre-call the listing agent, so as to not waste everyone's time.  There may be multiple offers on the home or the home may be sold already. Often, there are situations where homes that are listed have been pulled for auctions. Many times there are people living in the home and an appointment needs to be made to view the home at a convenient time for the homeowner.

U.S. NEW-HOME SALES RISE 2.7% IN SEPTEMBER

good news....Sales of new homes rose an estimated 2.7% in September to a seasonally adjusted annual rate of 464,000 in September, the Commerce Department reported Monday, close to the 460,000 pace expected by economists surveyed by MarketWatch. Sales surged 23% in the West, bouncing back from a similar decline in August. Nationally, sales in September were down 33% compared with September 2007. The inventory of unsold homes fell a record 7.3% in September to 394,000, the lowest in four years. In the past year, inventories have fallen 25.4%, the biggest drop since the government began tracking the data in 1963. The median sales price fell to $218,400, down 9.1% in the past year.

Existing-home sales jump 5.5% to 13-month high

Good News Finally! Boosted by foreclosures and plunging prices, sales of pre-owned homes and condos rose sharply in September to the highest level in 13 months, an industry trade group reported Friday. Existing-home sales rose 5.5% to a seasonally adjusted annual rate of 5.18 million, the National Association of Realtors estimated Friday. Economists surveyed by MarketWatch expected sales to rise to a 5 million pace. It was the largest monthly percentage increase in five years. Sales of existing homes were 1.4% higher in September than they were a year earlier; it was the first year-on-year increase in nearly three years. The median sales price fell 9% in the past year to $191,600, the lowest since April 2004. Prices plunged 18.5% in the West region, driven by high levels of distressed sales

Gasoline under $3 for first time since February

The average U.S. retail gasoline price dropped 23.7 cents over the last week to fall below $3 a gallon for the first time since mid February and is at the lowest level in almost a year, the Energy Department said on Monday.

The national price for regular unleaded gasoline is $2.91 a gallon, the cheapest since October 29, 2007, but still up 9.1 cents from a year ago, the department's Energy Information Administration said in its weekly survey of service stations.

The average pump price has fallen 57 cents a gallon in the last two weeks because of cheaper crude oil and lower petroleum demand due to a weak economy.
