I am afraid you are pushing people away. It is hard to believe they will 'bite' the high volume of business, this is one concern, The other is that you are not making it simple for people, open questions, instead of giving them simple "choose between" option.

Nancy: I read an article about "popcorn realtors" and this motivated me to write the above....agents that when they get a call they automatically take people out which could lead to alot of things you really didnt want. Such as taking out people that have agents already because their agent is busy, people that just want to look and will waste your time, then people that are outta towners that REALLY waste your time, money and gas. I say getting pre-qualified is essential in finding serious homebuyers.

Jon: you sincerely have to understand what is going on here in Las Vegas right now.. I do not mind answering questions, it is just that many people come to vegas and just want to look at homes and have NO INTENTIONS of buying a home at all.You have to thread the needle someway. I start my day at 7:00am and am busy til 9:00pm It is totally insane here right now. Investors from all over the world are trying to buy short sales and foreclosures. (especially Hi rise condos) Its nuts!

I am not a Realtor, but I think that you are missing a very inportant opportunity to develop a relationship with a lender who could in turn send business your way. There is a constant battle between lenders and Realtors to be the center of the transaction. If I were a Realtor I would steer prospective Buyers to me first with a "let me help you get prequallified so that we can streamline the process together with a quality lender that will provide you with good choices to meet your needs - I work regularly with several" Then make sure that you work with three great loan originators who can refer back to you. - I call that a win / win situation - what do you think?
